Customer Reviews: Pardee Homes Reviews Las Vegas

Pardee Homes’ new LivingSmart® Homes Fair Oaks Ranch® made the purchase decision easy for Kumar and Kavita Doshi, who invested about six months searching for the right ownership opportunity after renting a condo for three years. “We did not want to ‘buy a house,’ we wanted to make a home, and the opportunity to own and to personalize our new living space was critically important,” said Kumar, an accounting manager for a major health care company based in Burbank. “When we discovered LivingSmart® Homes, we also very much liked the superior green features, the neighborhood and the location.”

From the $400,000s, LivingSmart® Homes offer approximately 1,846 to 2,432 square feet of living space. Kumar and Kavita chose Plan Two for themselves and their children, Gautam, 21, and 17-year-old Alisha. “A big back yard was a big plus for us,” said Kumar.

“We have fitted up our back yard as a combination cooking and entertainment space to complement the interior,” added Kavita, who is employed at UCLA.

“We cannot say enough good things about our construction superintendent and sales representatives,” Kumar said. “We could feel and appreciate what a difference their knowledge, courtesy and interest in our satisfaction made as we went through the whole process.”

“All of the green features are really a major advantage, especially the solar power systems,” he added. “We’re happy to be saving on energy bills—especially when summer arrives and air conditioning season begins!”

The Ranch at Fair Oaks Ranch offers the Doshis resort-style recreation, with a junior Olympic-sized swimming pool and additional amenities. “Alisha and her friends graduate from high school this year, and they plan to celebrate with a few days of retreat—right here!” said Kavita.

“It’s a feeling of owning something when you buy a new home, and it’s hard to describe why that is so important, but for us, it is,” concluded Kumar. “When you rent an apartment or a house, you never feel at home. Here, we are at home.”

Pardee Homes Wins 2012 Eliant Homebuyers’ Choice Awards For Extraordinary Customer Experience

Pardee Nationally Ranked For Its Customer Commitment

Pardee Homes (Los Angeles, CA) is again recognized as one of America’s best homebuilders, with 13 awards for customer satisfaction by its California divisions in San Diego, Los Angeles and the Inland Empire, and by its Las Vegas division. The 7 premier awards and 6 honorable mentions were announced January 25 in the 2012 Eliant Homebuyers’ Choice Awards.

“The nation’s best homebuilders have learned that the best way to stimulate sales is with referrals from customers who are delighted by an extraordinary purchase and ownership experience,” said Robert Mirman, founder and Chief Executive Officer of Eliant, a ‘customer experience management’ company that has been surveying buyers of new homes for 28 years. “Our award-winning companies are generating up to 40-50% of their sales from referrals, and we commend them for their outstanding achievements in our 15th annual Eliant Awards program.”

Eliant announced the 2012 winners in partnership with Real Estate Temps, a noted real estate staffing company in Newport Beach, California. Winners emerged from the tabulation of more than 68,000 surveys given to new homeowners of 170 major homebuilders across the U.S. and Canada; 128 builders received a sufficient number of completed surveys to qualify for the 15th annual competition.

With 13 honors across a spectrum of categories, Pardee Homes was among Eliant’s dominant winners. Pardee President and CEO Michael McGee said the honors were an extraordinary validation of the company’s workforce.

“In any business, delighted customers are those whose experience with their purchase and ownership is simply outstanding,” said McGee. “This happens only when great people are striving to please those customers, and I could not be prouder of the people of Pardee Homes!”

For the first time in its award-winning history with Eliant’s survey results, Pardee Homes earned a premier award in the coveted “Eliant” category, which measures overall purchase and ownership experience. "No one understands more about a home’s quality or the customer service experience than the people living in the new home,” Mirman said. “By placing third nationally in the ‘Eliant’ category, Pardee Homes clearly demonstrates commitment to its homebuyers, and their satisfaction with a new home from this company.”

Pardee Homes’ additional Eliant honors included the San Diego division, which placed first among large builders for its 44.8% sales from referrals, while the Inland Empire division was third with 39.3% sales from referrals.

The company’s LA/Ventura division placed second among medium volume builders, with 37.5% sales from referrals. The LA/Ventura division also earned an honorable mention for its customer service experience.

The company’s Las Vegas division placed first for the second successive year in customer service over mid-year and year-end surveys; this division was also first for the design selection experience and additionally earned honorable mentions for the construction experience and for overall first year quality.

The Inland Empire division placed third for the purchase experience. The division also took honorable mentions for the construction experience, for the design selection experience and for customer service.

Lynda Lane, CEO of Real Estate Temps said that the Eliant surveys show homebuilders’ ever-growing commitment to their customers. “This year’s winners’ survey scores are higher than last year’s, confirming that homebuilders are delivering on the promise of an incredible home buying experience, and striving for ongoing improvement that benefits their customers.”

Celebrating more than 90 years in homebuilding, Pardee Homes creates new homes and communities for first-time through luxury homebuyers. It was among the first to embrace master-planned community concepts; green homebuilding measures; environmentally sensitive development practices; and customer-focused processes for new home purchase.

Pardee Homes is widely known for its steadfast civic outreach, and for helping to bring new schools, parks and recreational amenities to its market areas. The company has earned scores of honors for customer service, green and sustainable building practices, architectural design, master-planned communities and marketing.

The Hernandez Family

After months of looking at resale homes, putting in bids and being disappointed, the Hernandez family took the suggestion of their Realtor® and decided to look for a new home.  A sign along I-10 advertising LivingSmart® Homes at Tournament Hills had caught their eye a few years back, so they decided to take another look and found their perfect home was really a new home with energy-saving features, a great location and amazing pricing.

“I still can’t believe how easy the Pardee team made it to purchase a home,” said Rene Hernandez.  “Buying a new home from Pardee was easier than buying a new car.  From financing to escrow to even customer service, a few phone calls seemed to take care of everything.  I could not have asked for a better team to take care of my home buying needs.  The sales representative, Edwina Grayer, and lender, Cyndi Baltazar of imortgage, really made this happen for us. My wife wanted to be moved in before Christmas and we were. It took just seven weeks from contract signing to move-in.”

The Hernandez family is among the many qualified homebuyers who have been able to take advantage of the CHF Platinum Program, a grant that gives the buyer all but five percent of the down payment.

“This amazing program is available for first-time and move-up California buyers who qualify for the grant and a FHA mortgage available through Bank of America,” said Peter Altuchow, regional director of sales for Pardee Homes.  “This is an incredible opportunity for home buyers to take advantage of historically low interest rates as well as affordable home prices like those at our LivingSmart Homes neighborhoods in Beaumont and Lake Elsinore.”

Move-up buyers like the Hernandez’ found these incentives compelling. “The CHF Platinum Program and Pardee’s contribution of paying the closing costs were another reason we bought at LivingSmart Homes,” said Rene Hernandez. “We couldn’t pass it up.

“We wanted to buy a single-story home and found four one-story floor plans to choose from at LivingSmart Tournament Hills.   The home is perfect, and we knew buying a new home would be more energy-efficient” added Hernandez.  “Our monthly energy savings are huge. We are paying half of what we paid before for utilities and this is certainly one of the things I like best about our new home.  My wife, Patricia, loves the beautiful wood flooring and we both like the quiet Tournament Hills community and our view of the golf course and mountains.  Moving to Beaumont from Redlands has been an easy transition.  My wife, who works in the medical profession, has an easy commute to Loma Linda and our son, who commutes to college in downtown Los Angeles, takes the Metro from San Bernardino.  We love the location of Tournament Hills.”

With a total of eight floor plans to choose from, there is certainly something for every type of homebuyer at LivingSmart® Homes. One- and two- story floor plans range from three to seven bedrooms, two to four baths with two- and three-bay garages and approximately 1,132 to 3,099 square feet.  Ingenious touches such as gourmet kitchens with slab granite and stainless steel appliances are complemented by a host of room options such as media niches, extra bedrooms, fireplaces, garage workshops, master bedroom decks and a four-bay garage in select plans. Pricing is from the high $100,000s.

Bob Pearson

Pardee Homes’ master-planned community of Moorpark Highlands attracted Realtor® Bob Pearson with its country-style setting and outstanding new home selections. Now a settled resident in the Moorpark Highlands neighborhood of Cherry Hill, he invites selected clients to consider this neighborhood, and says that many of his shoppers are now buyers.

“Local move-down buyers who start in Westlake Village or Thousand Oaks generally have trouble satisfying their quality expectations, primarily because they find much older homes at the price point they want,” said Pearson, who has more than 26 years of experience in real estate sales. “Those who expand their search radius about 10 minutes find Cherry Hill—and get updated designs, a gated neighborhood and the really gorgeous hilltop community of Moorpark Highlands. Westlake and T-Oaks have nothing to compare with this.”

Pearson said that this new home appeal, plus quality construction and exemplary customer service, sold him on his Cherry Hill home. “I’ve purchased six new homes over 20-plus years,” said Pearson, who is with Coldwell Banker in Westlake Village. “Pardee Homes is one of the best builders I’ve ever bought from, and their customer service is exceptional.

“Modern design serves modern living,” Pearson continued. “These homes are open and sociable and make entertaining or just being with the family easy and fun, plus they can ‘flex’ for different households and different needs.”

With his clientele primarily in the Westlake Village area, Pearson hadn’t anticipated buying in Moorpark, but the value at Moorpark Highlands won him over. Now he sees the location as advantageous. “I’m still only minutes from work,” he said. “And with its park, pool centers and trails, this is a great environment for families, plus you’re close to downtown Moorpark.”

Pearson said these same advantages have also proven appealing to buyers who are relocating from the East Coast, including clients who are transferees from North Carolina. “Most of these buyers bought new homes before and they want new homes again, so I bring them to Cherry Hill,” he said.

“They are also dealing with sticker shock between North Carolina and Southern California prices,” he added. “A well-designed, well-finished home with options, in a gated setting, eases their adjustment.”

Further adding to the value at Cherry Hill are the money-saving, energy efficient features of Pardee Homes’ award-winning LivingSmart® program, which includes measures and systems that exceed local codes and are independently inspected and certified. “Pardee Homes offers many quality pluses, and this is one more great example,” said Pearson. “All of us appreciate opportunities to save on home operating costs.”

Cherry Hill residents can enjoy two neighborhood centers, each with a swimming pool, spa pool, deck and lawn areas and other amenities. Also nearby is the recently completed Mammoth Highlands Park, which is about 7.5 acres and holds multiple amenities for all ages.

The Cherry Hill model center is open 10 a.m. to 5 p.m. every day except Monday, when hours are 1 p.m. to 5 p.m. Call 805-530-1508 for more information or to schedule an appointment with Margie Marshall, sales representative.

Matthew and Carrie

Looking forward, rather than short-term, made sense for Dr. Carrie Chun and her husband, Matthew Waizmann, when they decided to buy a new home at Bridle Ridge in Carmel Country Highlands.

“We can really see ourselves living here for an extended amount of time,” said Carrie Chun, M.D.  “After buying several homes and moving a few times, this is the first home we were really looking forward to buying because we are planning on staying here for the long term. Bridle Ridge is a nice, easy commute to work and having a home located on a canyon offers us a lot of privacy.  Bridle Ridge was just what we were looking for, both in size and price.”

Dr. Chun and her husband were also impressed with their new home’s layout and choice of options, as well as the ease of buying a new home from Pardee Homes.  “From the sales team to the on-site construction superintendent, everyone was very helpful,” said Chun.  “The sales staff was easy to work with, and the design center staff was especially helpful when it came to guiding us in making any number of decisions when selecting options.”

Smart home buyers like Carrie and Matthew know that in today’s changing economic times buying a new home is truly an investment in the future, and with Pardee Homes’ LivingSmart® program they are getting a new home that offers a distinctive way of life, one that helps preserve the land and its precious resources while also making the home environment more comfortable and efficient. The LivingSmart® program of earth-friendly features is designed to encourage conservation and the use of recycled or sustainable resources.  Standard and optional features include such choices as energy- efficient lighting, solar electric power and tankless water heaters.

In addition to being a LivingSmart® neighborhood, Bridle Ridge is a certified California Green Builder neighborhood, which means these homes offer significant improvements in energy efficiency, indoor air quality and comfort, on-site waste recycling and water and wood conservation.  California Green Builder homes are designed and built to exceed Title 24 standards by at least 15% and use at least 20,000 gallons less water than similar, newly constructed ‘non-green’ homes.

As part of the Carmel Country Highlands master-planned community, every homeowner at Bridle Ridge enjoys easy access to open space, hiking trails, nearby schools, parks and convenient shopping all in a coveted, coastal close location, adjacent to Carmel Valley and just minutes from La Jolla, UCSD and the beaches of Del Mar. The community is currently served by schools in the highly rated Del Mar Unified School District and the San Dieguito Union High School District.
